Once you have found a rental property though us, please read the following for more information about what you will need to do next:
All tenants are required to complete a referencing application relating to the property you wish to rent through us. This is carried out by a company called Letsure and can be completed online, or by filling out an application form.
Once you have had your offer accepted on a property and wish to continue with a reference application, you will need to pay a Fee of Intent (non-refundable) of £150.00 per adult. This non-refundable fee includes the cost of your reference application and our administration fee. The fee of intent needs to be received by Forest Residential as cleared funds (cash) or (bank transfer) prior to your reference application. When completing your referencing application it is important that you include all your information, (including for example details of any adverse credit history), as failure to do so may result in delays with your application, or your application being declined. On receipt of your successful reference we will then agree a date for you to move in to the property and make arrangement for you to sign the tenancy agreement.
Upon signing the tenancy agreement you will be be asked to pay the first months’ rent in advance; plus six weeks rent in advance as a security deposit, the deposit will be held with The Deposit Protection Service (or if different, with the Landlords preferred deposit protection scheme) for the duration of your tenancy. The advance rent and deposit will need to be paid as a bank transfer (not cash) and received by Forest Residential as cleared funds prior to, or on the day of the signing of the tenancy agreement.
Once you have signed your tenancy agreement you will need to arrange for a standing order to pay your rent each month on the due date. The monthly rent payment will be made either to Forest Residential (if we are managing the property) or directly to the Landlord, details of the payee, their account number and sort code will be shown of your tenancy agreement.
If the landlord has appointed Forest Residential to manage the property, we will regularly inspect the property after having made prior arrangements with you for access. Otherwise the landlord will make their own prior arrangement for access with you directly.
At the end of your tenancy we, or your Landlord, will carry out a check-out inventory to ensure the property is in the same condition as when you arrived. The charge for the check-out will be deducted from your deposit. The price starts from £120.00 but may vary according to the size of the property, for full details, please talk to us (prior to signing the tenancy agreement).
Finally, please be aware that when you sign a tenancy agreement, it is a legally binding contract, which sets out the obligations made by the Landlord to the tenant and vice versa. You must read through the documentation carefully to ensure that it meets your requirements and that it contains everything you want and nothing that you are not prepared to agree to. If you do not understand the agreement, or anything in it, it is strongly suggested you ask for an explanation before signing it. You might consider consulting a Solicitor, Citizens Advice Bureau or Housing Advice Centre.
